1- Summer Hill, NSW

House Alteration

It is a double-storey townhouse that was built in the late-1990s. The client wanted to do alterations and remove some load-bearing elements/walls on the ground level.

Project Challenges

The layout and size of the first-floor joists/beams and the arrangement of GL load-bearing elements were not clear. Also, the open plan of the GL left tight spaces for structural elements.

Our Solutions

We implemented Franklin ProSensor T13 Professional Stud Finder to locate joists and beams. In addition, we used compact steel frames and LVL beams to transfer the first-floor loads.

2- Earlwood, NSW

Structural Engineer Report - Wall Cracking

It is a single-storey California bungalow-style house. Over recent years, internal wall cracks has become wider and created some concerns.

Project Challenges

The footing system consists of a sandstone dwarf wall, some isolated piers and sandstone foundation walls to support the internal structure.

The natural ground level in front of the house is higher than the ground level in the backyard. So, the foundation height increases from the front to the back of the house, creating a differential settlement.

Our Solutions

Stabilising the ground by injecting into the reactive clay soil and then wall cracks should be stitch repaired.

3- Erskineville, NSW

House Alteration

It is a terraced house that was built between the 1850s and the 1890s. The client wanted to renovate and remove some load-bearing walls on ground level.

Project Challenges

Because of the short width of the building (less than 4m), there is limited space for the lateral bracing system.

The old brick walls needed to be propped during the demolition stage. Special care was required not to damage or overload the party wall.

The project had to be done on a tight budget.

Our Solutions

We designed a compact steel moment frame as a lateral bracing system.

We also used strong-back elements to increase the integrity of the old structure and add up to the safety of the temporary propping.

As a cost-saving strategy, we tried to keep/preserve the existing structure as much as possible.

4- Enmore, NSW

Second Storey Addition

It is a semi-detached full brick house. The client needed new bedrooms and wanted to add a second storey to the existing structure.

Project Challenges

Adding the second storey will increase the wind loads a great deal. However, because of the short width of the building (less than 4m), there is limited space for the lateral bracing system.

Using the party wall as a supporting element for the second storey needed great attention to details.

Our Solutions

We implemented Powertruss® bracing system to reduce the storey drifts of a building.

In addition, we utilized special structural details to minimize the effect of second storey addition on the existing structure.
